Do You Live in One of the 5 Most Popular Neighborhoods in Saline?

It has been a while since I've gotten to do a blog. I haven't had a lot of time for writing between the holidays and working on attaining my RENE, SRS, and C2EX designations/certifications, but I'm back and ready to start again!

I hope you all had a wonderful holiday season! At least to me, it seems like the holidays happened so long ago even though it has only been a couple of weeks. Does anyone else feel this way too? 😆 If one of your goals this year is to buy a new house or sell your current one, it's beneficial to know where the most popular neighborhoods are. Saline is a wonderful place to live, but some areas are more in demand than others. If you live in a popular neighborhood, you are much more likely to experience a quick sale and potentially higher sales prices due to bidding wars.

Here are the 5 most popular neighborhoods based on home sales last year...

1. Rolling Meadows


Number of homes sold 2019: 24
Average days on the market: 19.5
Number of houses in the neighborhood: 316
Percent of sold homes to total homes: 7.6%
Average Selling Price: $247,838
Bedrooms: 3-4
Bathrooms: 1-2
Square footage: Most are between 1,000-2,000
Year built: 1960-1972

This neighborhood is by far the most popular neighborhood in all of Saline in terms of # of houses sold! Not only does it have the highest number of sales in 2019, but it also has the smallest number of days on the market before selling! There are several reasons why this neighborhood is such a hit with the locals. First and foremost are the reasonable prices and the fact that many of the homes have been updated. These homes are perfect for first time home buyers, downsizers, and people looking to get into Saline. This neighborhood is also very conveniently located. Not only is it close to downtown and all that it has to offer, but it is right next to the campus that contains 4 of the 8 local schools and the local library. Did I mention that there is no annual HOA fee either? If you have kids, dogs, or just enjoy taking walks, Brecon Park is located within the neighborhood and there is also a bike path not far. 2. Old Creek Farms

Number of houses in the neighborhood: 202
Percent of sold homes to total homes: 8.4%
Average Selling Price: $275,465
Bedrooms: 3-4
Bathrooms: 1-3
Square footage: Most are between 1,300 and 2,000 sq ft
Year built: 1968-1982

The next most popular neighborhood in Saline is Old Creek. Old Creek may not have sold as many homes, but it does have a higher sold/total home ratio and a lower average number of days on the market before being sold. So depending on how you look at things, you could actually say that Old Creek is the most popular neighborhood in Saline. Old Creek is slightly newer yet very similar to Rolling Meadows in terms of home specs and amenities. In addition to having 5 nearby parks, it is located within walking distance to downtown and has Pleasant Ridge Elementary School located within the neighborhood. The convenience amenities for this neighborhood absolutely cannot be beaten! It also has a higher average selling price compared to Rolling Meadows due to the higher ratio of 2 story homes. Even with its higher price point though, these homes are still very reasonably priced for the area and make them a good option for first-time homebuyers. Like Rolling Meadows, there is no HOA fee. 3. Northview

Number of houses in the neighborhood: 252
Percent of sold homes to total homes: 6.3%
Average selling price in 2019: $317,023
Bedrooms: 3-5
Bathrooms: 2-4
Square footage: Most are between 1,500 and 3,000 sq ft
Year built: 1988-1997

The homes in Northview are more in the mid-price range of homes in Saline. You will notice that the higher up on the price range you get, the less popular the neighborhood. That simply is because there are fewer and fewer buyers the higher up you go in price. And while this neighborhood may not work for first-time homebuyers, it is a great option for people looking to upgrade. What makes both Northview and Wildwood so great is that they are perfectly priced in the sweet spot for existing homes. When you get to buyers with a budget of $400,000 or more they often tend to prefer doing new builds rather than purchasing an existing one. This creates more of a buyers market in the $400,000+ price point while less than $400,000 is more of a seller's market. This is especially advantageous to homeowners who are looking to upgrade from a mid-price range house like those in Northview to a higher-end house because the market is in their favor on both sides of the transaction creating the perfect real estate sweet spot. Enough about the real estate of Northview though, let's talk about the neighborhood itself and what makes it such a popular place to live. Northview is a lovely, quiet neighborhood with sidewalks and areas of trees that make you feel like your up north. There is also a great park located within the neighborhood. 4. Wildwood

Average days on the market: 21.06
Number of houses in the neighborhood: 283
Percent of sold homes to total homes: 5.7%
Average selling price in 2019: 368,935
Bedrooms: 3-5
Bathrooms: 2-3
Square footage: Most are between 2,000 and 3,100 sq ft
Year built: 1998-2002

Wildwood was actually built by the same company as Northview. You will even find the same floorplans, they are just a few years newer and contain more of the higher-end floorplans. They are also neighboring neighborhoods so they have virtually identical amenities. Wildwood has a great community feel. Many owners of ranches in Wildwood and Northview will only look for a home in one of the 2 neighborhoods because they love them so much! Learn more about Wildwood!

5. York Woods

Average days on the market: 60.27
Number of houses in the neighborhood: 141
Percentage of sold homes to total homes: 7.8%
Average selling price in 2019: $518,121
Bedrooms: 3-5
Bathrooms: 3-5
Square footage: Most homes are between 2,000 and 4,000 square feet.
Year built: 1983-2005

Even though York Woods is a higher-end neighborhood and therefore has a smaller buyer pool and higher average number of days on the market, it still made the top 5 most popular neighborhoods. It a beautiful neighborhood of upscale homes with extra-large lots! It is peaceful and has an amazing pond with a beach located in the middle of the subdivision. This private, spring-fed pond is used by the neighbors for swimming, fishing, and even ice skating! Another nice thing about this neighborhood is the variety of housing.
